Go Where There is Money With Refinance Homeowner Loans

Thursday, April 30th, 2009

The concept of refinancing a loan:

A loan refinance means applying for a second loan to replace the existing or first loan. In case of a refinance the loan amount remains the same but some of the other loan conditions change. Because of the changes in the other loan conditions the borrowers get some additional benefits. And these benefits prompt a borrower to go for a loan refinance.

Benefits of a refinance to a borrower:

The new loan may be having a lower rate of interest and because of this a lower interest cost to the borrower.

The repayment period could be longer resulting in lower monthly installments. Borrowers opt for this when they want to spend their money elsewhere and are ready to pay the installments for a longer period of time.

If the borrower is currently having a loan in an adjustable rate system he/she may want to switch over to a fixed rate system to reduce the risk of an upward increase in the interest rates.
liquidating home equity into cash (cash-out refinance),

Costs associated with refinance:

A homeowner loan refinance involves the following costs: homeowner application fees, homeowner loan origination fees, and appraisal fees. The borrowers should take into account these costs while deciding on a refinance. If the costs associated with these fees exceed the savings due to refinance it makes little sense for the borrower to go for the refinance.

The factor to be taken into account = (Savings on interest due to refinance) – (total refinance costs + prepayment penalties). Only if this factor is positive the borrowers should go for refinancing the loan.

Care to be taken while using online calculators:

The online calculators available may not take into account all the costs associated with a particular way of refinancing. This in turn may lead to a wrong decision on the part of the borrower. So care should be taken while using the online calculators.

If you intend to go for a cash-out refinance:

Homeowners planning on a cash-out homeowner loan refinance to liquidate equity for large expenses should consult a financial advisor. The financial advisor may help them in planning and seeing the costs and benefits of doing so. The advisors can also guide them with the stipulations or requirements if there are any from the lender both before and after refinancing.

A last word…

The borrowers should be very cautious while planning on a refinance and should do the cost and benefit calculations thoroughly. Since for most of the borrowers their home would be their single biggest asset the time spent in analyzing the options is worth it.

Health: Living A Wilfull Life

Thursday, April 30th, 2009

Have you ever noticed how you tend to do many things automatically? Now many of these automatic behaviors may be desirable but also many are not.

For instance if you look at all of those “bad habits” that you are still trying to break I think you will recognize the extent to which you are “not” completely “in control” of your life.

So how does it feel to realize that you “are not” completely the master of your life? Well you likely feel some or all of the following; weak, frustrated, limited, angry, out of control, helpless, trapped, stuck, hopeless, sad, depressed, defective, inadequate, like a victim and so on.

The net result is that these “negative automatic behaviors” rob your life and your energy away from you!

Now I’m not trying to make you feel worse by saying all of this. Suppose you don’t recognize that this is happening to you and you just go on “living” as if you are in control of your life when you’re not will that make you feel better?

In other words is “not knowing” that you are enslaved going to give you any comfort? Many tend to believe this is so. For instance have you ever heard the phrase: “Ignorance is bliss”? This however is denial that exists because of your fear of acknowledging the truth about your situation.

If this is you, I urge you to think again.

After some consideration I think you will recognize that being fully aware of your enslavement along with the pain that goes with such awareness is better than denying that it is happening.

This “awakening” to the truth of your situation is indeed the first step to freedom and mastery of your life.

So what do you do now that you are aware of your enslavement?

Well, using the awareness of the pain that goes with each and every “negative automatic behavior” you make a willful choice to do it differently. By exercising your will in this fashion you will be doing several things.

1. You will be strengthening your will.

2. You will be unearthing the deep roots of the negative automatic behavior so that you can see it more clearly.

3. You will be asserting your deep desire to be the master of your life.

Now of course you’ve probably tried this sort of thing before and have likely met with some stiff resistance within yourself that has weakened your resolve to free yourself.

What is the nature of this resistance?

Well there are many levels to it but in general it amounts to your “need” to relinquish responsibility for your life to something other than yourself.

The belief goes something like this:

By relinquishing responsibility for my life:

1. I will not be accountable for any mistakes that might ensue, so that,

2. I will be off the hook, so that,

3. I will feel a sense of relief, immune to criticism, safe, calm, secure, happy, joyful and fulfilled.

So in summary we have:

(A) The need to relinquish responsibility for my life to something else makes me feel a sense of relief, immune to criticism, safe, calm, secure, happy, joyful and fulfilled.

Is statement (A) true?

Well if it were then you wouldn’t have a problem would you?

In fact you wouldn’t feel like the “victim” I described earlier.

But you do feel like a victim to these automatic behaviors don’t you? Isn’t that why you’ve read this article to this point? So clearly (A) is false!

If you recognize that then please admit it to yourself that (A) is false now and then notice how you feel.

If you’ve followed me so far and have chosen to be honest with yourself about what has been said then you are likely feeling a greater sense of freedom than you did earlier.

If you’d like to reclaim full and complete control of your life and your life energy then kindly visit the web link below for more support.

Smoking a Hookah Pipe

Wednesday, April 29th, 2009

Breathing Out

Often first timers exhale directly into the hookah pipe, after breathing it in. This of course is a rookie mistake as it will push the water back up along the pipe and give you wet smoke.

Carbs

This is a starter’s bong smoking technique, remove the reservoir from the pipe, thus exposing the tube to the outside air pressure, which in turn pushes the smoke into your lungs much more effectively. The result is increased inhalation of smoke and a better high.

Please note: Some plastic bongs will have this hole separate from the tube.

Feeding the Bong

When packing bongs it is important to consider the following:

How much a person usually smokes? You don’t want your friends passed out after a few puffs!

How good quality is it? If the smoke is really good you shouldn’t need as much, if it is bad quality, pack it full!

How many are sharing? It is a real ball ache having to wait an eternity for the pipe to go round because it is filled too much each round.

Is there enough smoke available? How long are you intending on smoking for? It is not easily available and it is so frustrating running out! If your supplies are low, reduce the size used accordingly. Is it your smoke? You may wish to request the amount people want in the bong Some people can easily get upset.

Golden Rules

Never knock over the hookah pipe, the water will smell for hours perhaps even weeks. Not to mention that if you break the water pipe you will be in trouble! No matter how much you breathe in, always treat the bong with respect!

Finish your load, you’ll get there eventually. The bowl will be bare and the chamber is free of smoke. Never waste any!

Best Cruise Lines – Choose Cruise Lines That Are Best For You

Sunday, April 26th, 2009

We all hear and read articles about the world’s best cruise lines. But what criteria is used for this determination? Is the Conde’ Nast winner the best cruise line for you? The answer is “not necessarily”. So how do you know which cruise line to choose for your special cruise vacation?

We all have very specific ideas of what would make for the very best vacation cruise. Even people who have not taken a cruise yet will have some pre-conceived ideas about what they expect – or require – to make their vacation enjoyable.

A retired top executive may wish a more “traditional” type of cruise experience where dress casual is the attire of the day. On the other hand, a twenty-something couple may wish a party atmosphere where they can “let-their-hair-down”.

Cruise lines actually cater to different passenger demographics. Some – like Cunard – offer a more traditional style of ocean liner cruise experience. Others are geared toward a more family vacation atmosphere while still others provide an elegant and intimate atmosphere.

In order to decide on which cruise line would offer you the best vacation experience, you will have to examine your expectations and desires. This is a very important step in planning your cruise vacation. The last thing you may wish is to be on a “party boat” full of young revelers when you are looking for an intimate, romantic cruise vacation.

Certain cruise lines only offer the smaller ships which tend to be more elegant and intimate – and slightly more expensive. Other cruise lines offer the “mega-ships” with resort like atmosphere and a huge number of amenities including rock climbing walls and ice-skating rinks. Some of the cruise lines only offer sailing vessels to please the “old salts” and the romantics of “days-gone-by” ocean travel.

Some of the cruise lines only operate in certain areas of the world as well. Your destination may therefore dictate which cruise lines you can choose from.

With the tremendous number of cruise lines and specific cruise ships, it may be a daunting task to try to choose the right cruise line and ship for your vacation. Most potential cruise passengers will be able to quickly narrow the choice to two or three cruise lines that will provide them with a wonderful cruise experience. That’s the time to compare the amenities, itineraries, and actual ships to find one the best suits your cruise vacation desires. Then book your cruises on-line and get excited!

Some Reality Testing Around Coaching

Saturday, April 25th, 2009

Why get a coach? The answer was obvious to me after my eight years as a self employed creator of wearable art. I learned in those years that it was nearly impossible to simultaneously hold a vision, map out a path, walk that path and measure my own progress. I was so often distracted by the apparently conflicting demands of the marketplace and of my heart. Even my body seemed to throw obstacles in my path as tendonitis or other ills appeared to contradict my vision of right livelihood.

As I thought about the kinds of problems I faced I came to understand and accept that it would always be difficult to have both an overarching view of my long term goals, a cogent undersanding of my near term strategies, and a confident and simple approach to walking my daily path. Once I thought about it the reason was obvious: each of these activities requires that I adopt a different perspective. And guess what, it’s hard to be in more than one place at a time, so often I would be conducting one activity from the perspective of another. No wonder I felt confused and overwhelmed.

Coaching offers a solution by providing objective recognition, validation and reinforcement. A coach helps you to clarify your goals, test your plans against your resources and your intentions, and measure your progress. A coach asks you to live up to standards you set together while reminding you to enjoy the grace of being a human being and not a ‘droid. Coaching deals with the human condition: it’s not about being or even becoming perfect.

I think of the kind of business and personal coaching which I practice as motivating, instructing, focusing, correcting and encouraging my clients to find solutions to their problems and to achieve a fundamental way of being in the world that flows organically and authentically from who they really are.

It’s easy to see that successful coaching requires a good match between coach and client. If you are interested in getting a coach, start by asking yourself these questions:

- What are my goals and expectations around hiring a coach?

– What’s my time frame for achieving them?
– What’s my learning style? What kind of person is likely to support that style?
– How much can I afford to invest in coaching?

Find at least three coaches to interview. The International Coach Federation has extensive listings of its members coaches. Another resource is The Coaches Training Institute. Ask around among your professional colleagues, inquire at the local Chamber of Commerce, Small Business Administration or business schools.

Select two or three coaches to interview. In addition to the following sample questions, ask any that reflect your personal priorities and concerns. It’s a good idea to write out your questions in advance.

1. Ask about their experience coaching people who have goals and challenges similar to your own.
2. Do they work by phone, in person, by email? How long are the sessions? How frequent?
3. What do they charge? When is payment due?
4. What support do they offer between sessions?
5. Are you required to buy any support materials (books, workbooks, etc.)?

6. What kind of commitment do they require? Many coaches ask that you commit to a preliminary two or three month period after which you decide whether or not to continue working together.
7. Ask for a couple of references and follow up by calling them.

Coaching can introduce you to the self you were meant to be. The time you invest in choosing your coach will be amply repaid by his or her greater ability to recognize, nurture and evoke that self.
